Unlawful demands and breach of Renters' Rights Act I strongly advise prospective tenants to avoid C James & Co Wimbledon. During our offer process, the Branch Manager, Alistair, demanded several illegal terms in order to secure the property: Paying 3–6 months of "rent credit" upfront (an obvious attempt to bypass the statutory cap on advanced rent). Forcing the tenant to pay for the landlord's Rent Protection Insurance. Refusing a legitimate UK guarantor scheme (Housing Hand) unless we complied with these unlawful upfront fees. Under the Renters' Rights Act, making upfront rent beyond the first month a mandatory condition for a tenancy is strictly prohibited. When we refused, he attempted to mislead us regarding the regulations. We have officially withdrawn our offer and have reported this branch, along with the full email evidence, to Merton Council's Trading Standards and the Property Ombudsman. This agency relies on tenants not knowing their rights to enforce illegal terms. Save yourself the stress and find an honest agency.

Our experience with Alistair, the agent we dealt with, has been extremely disappointing from the very beginning. When we first moved into the property two years ago, we were assured that the house would be properly prepared including painting and carpet clean up but none of this was done. When we raised the issue, instead of resolving it, Alistair threatened to cancel the tenancy agreement, leaving us with little choice as all moving arrangements were already in place. Fast forward to the end of our tenancy, we have once again faced unnecessary stress. Despite leaving the property in a clean and acceptable condition (with photo and video evidence provided), Alistair has attempted to withhold nearly £2,000 of our deposit, making claims about cleanliness. We have now had to escalate the matter to the Tenancy Deposit Scheme for resolution. In my opinion, Alistair’s manner has been unprofessional and unnecessarily confrontational throughout, causing significant distress. It’s unfortunate because the company overall seems good, but I strongly advise caution if you are dealing with this particular agent.
